Ah, property taxes—the adult version of surprise birthday bills. I just paid mine, and while my house isn’t a fancy mansion, it’s mine. Williams County agrees, judging by how much they think it’s worth. That got me curious: how does Williston compare to other cities in North Dakota when it comes to home prices?

Turns out, we’re holding our own, though we’re not topping the charts. According to Stacker.com, the pandemic-driven real estate frenzy is still driving up home prices, just at a slower clip. Buyers are grappling with limited housing supply, leading to higher prices for affordable homes. The typical home value in the U.S. in December 2024 was $358,461—up 2.6% from the year before.

Williston’s Place on the North Dakota Map

In the latest rankings of North Dakota cities with the fastest-growing home prices, Williston landed at #18. Here’s the scoop:

  • Typical home value: $337,497
  • 1-year price change: +$19,213 (+6.0%)
  • 5-year price change: +$36,474 (+12.1%)

Not bad, right? We’re growing steadily, even if we’re not skyrocketing like some other places. Take Baldwin, for example. This small town near Bismarck snagged the top spot with a whopping $75,072 price jump in one year. That’s a 15.7% increase, bringing its typical home value to a jaw-dropping $553,949. Ouch!

Meanwhile, our neighbor Epping cracked the top five. Its home values rose by $28,053 (+9.0%), reaching a typical value of $340,311. It seems the Williston metro area is seeing respectable growth, even if we’re not leading the charge.

North Dakota’s Housing High-Flyers

Here’s a quick look at the top three cities where home prices are soaring:

  1. Baldwin
    • Typical home value: $553,949
    • 1-year price change: +$75,072 (+15.7%)
  2. Argusville
    • Typical home value: $411,908
    • 1-year price change: +$71,064 (+20.8%)
  3. Sterling
    • Typical home value: $352,506
    • 1-year price change: +$34,984 (+11.0%)

What’s fueling these price hikes? A combination of limited inventory, increasing demand, and, let’s face it, some folks’ deep pockets.

Real Estate Observations

It’s no secret that homeownership comes with its quirks—like watching your property tax bill climb as your home’s value does. Still, owning a home is a source of pride, even when you’re scratching your head over why Williams County values our humble abodes like it’s a mini-mansion.

As for Williston, our steady growth might be a blessing in disguise. While we’re not hitting the headlines for record-breaking price hikes, we’re also not facing the pressure of skyrocketing costs. This balance could make Williston a stable and appealing place for those looking to settle down without breaking the bank.

So, whether you’re in a nice 1920s bungalow or a shiny new build, here’s to calling Williston home—tax bills and all. At least we can take comfort in knowing our little corner of North Dakota is keeping up with the times, one modest price increase at a time.

And if you’re house-hunting? Epping might be worth a look… but don’t say I didn’t warn you about those rising prices.

Movies and TV shows have always found ways to partner with cereal companies as part of their promotion strategy.
